We will advise you to obtain a Level 3 survey if you are either buying a house pre-1850, it is very substantial or the structural integrity of the building may be in doubt.

The photographs we provide will assist with any of the recommendations we make in the survey.
The RICS Home Survey Level 3 service aims to give you professional advice to:
- help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property
- provide detailed advice on condition
- describe the identifiable risk of potential or hidden defects
- propose the most probable cause(s) of the defects based on the inspection
- where practicable and agreed, provide an estimate of costs and likely timescale for identified repairs and necessary work
Limits of a Level 3 survey
Our Level 3 reports do not include a Market Valuation unless you opt for this additional service. If you do require a Market Valuation, then an additional fee is payable. All relevant information regarding this can be found in your report.
