This survey covers the main issues pertinent to the majority of conventional housing in the UK. A Level 2 survey should be ample for the large majority of homes built during the last 100 years.
What is surveyed at Level 2?
The Level 2 report is prepared following an examination of the property, including internal and external inspections of the roof space, drains (where possible) as well as highlighting issues surrounding damp and structural movement.
The report will also provide a handy list of the legal issues pertinent to the property for your solicitor to look into and alert you to environmental concerns, such as flooding, radon and pollution. Good quality photographs are included, which will assist with the explanations and information included in the survey.
What’s in a Level 2 report?
The RICS Home Survey – Level 2 (survey only) service includes:
- a physical inspection of the property
- a report based on the inspection
The Level 2 survey will enable you to:
- make an informed decision on whether to go ahead with buying the property
- take into account any repairs or replacements the property needs
- consider what further advice you should take before committing to purchasing the property
Limits of a Level 2 survey
Our Level 2 reports do not include a Market Valuation, unless you opt for this additional service. If you require a Market Valuation, then please inform us in good time. An additional fee is payable, and this market valuation information is included in your overall report.
