The Level 3 report is appropriate for more complex, larger or older properties, listed buildings and those in need of structural repair. We will advise you to obtain a Level 3 survey if you are either buying a house pre-1850, it is very substantial or the structural integrity of the building may be in doubt.

What is surveyed at Level 3?

This detailed survey will cover the fundamental components of the home you wish to buy. Any identified issues surrounding structural movement, damp and the condition of the main walls and roof will be made clear to you. We will also advise on any pertinent characteristics we pick up during the inspection. Good quality photographs are included, which will assist with the explanations and information included in the survey.

The report will also provide a handy list of the legal issues pertinent to the property for your solicitor to look into and alert you to environmental concerns such as flooding, radon and pollution. The photographs we provide will assist with any of the recommendations we make in the survey.

The RICS Home Survey Level 3 service aims to give you professional advice to:

  • help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property
  • provide detailed advice on condition
  • describe the identifiable risk of potential or hidden defects
  • propose the most probable cause(s) of the defects based on the inspection
  • where practicable and agreed, provide an estimate of costs and likely timescale for identified repairs and necessary work

Limits of a Level 3 survey

Our Level 3 reports do not include a Market Valuation unless you opt for this additional service. If you do require a Market Valuation, then an additional fee is payable. All relevant information regarding this can be found in your report.

Outcome

The report highlighted several areas of the property that required attention, above and beyond the normal day to day issues. The agreed price for the property was also towards the top end of the comparables of similar period country properties and we recommended to our client they try to renegotiate a price reduction. They did and the sale completed at a lower figure.

We were asked to carry out a RICS home survey level 3 on a large period farm house with two later extensions, set in extensive grounds in Tenbury Wells.

Numerous defects were found throughout the property which included:

  • Missing and broken roof tiles to all elevations of the roof.
  • Broken and leaking gutters.
  • Lose lead flashing.
  • Sections of roof with a heavy moss covering if left would reduce the life of the roof covering.
  • Brick faces to a large over height chimney starting to spall and mortar joints in poor condition allowing water to penetrate, resulting in very high damp meter readings inside the property.
  • Signs of beetle infestation in some of the older timbers.
