When purchasing Grade II listed houses, timber framed or houses with thatched roofs or properties in need of refurbishment, it is important that your Building Surveyor has the necessary experience and knowledge. A RICS Survey will almost always identify some kind of issue, particularly when the property is older. But when it is over 100 years old, there is potential for any problems to be compounded by the property’s age. Our surveyors understand the complexities of half-timbered houses and thatched cottages and the characteristics of the traditional materials used. We provide balanced reports with additional advice regarding repair and maintenance. The insights gleaned from this level of scrutiny, including the use of drone photography, provides the purchaser with a clear understanding on the severity of each defect and the likely timescale of repair, which empowers the purchaser.

A perfect example of this is where we were instructed to survey a property in Hereford. Concrete tiles were used on a 300-year-old listed property, which had caused roof spread leaving some parts exposed to the elements. Essentially the entire roof structure and covering required complete replacement.

Outcome

Having been advised by our team that the repairs would cost £300,000, the potential purchaser tried and then failed to renegotiate the purchase price. Ultimately, they decided not to go ahead with the purchase.
